More apartments found with non-compliant cladding

Two more buildings with non-compliant external cladding have been identified in Melbourne.

The Victorian Building Authority (VBA) has flagged 505 St Kilda Road and 82 Flinders Street as part of its audit of 170 buildings.

However, it says the Municipal Building Surveyor has deemed the buildings safe to occupy, and they “require no further action”.

Fire Protection Association Australia CEO Scott Williams told insuranceNEWS.com.au the language used is a concern.

“To say it is non-compliant but there is no further action required is rather an alarming statement,” he said.

“Does that mean they don’t have regard for the Building Code of Australia? We can only assume there is a very small amount of the product present.

“But it doesn’t matter if there is just one square metre – it is non-compliant and it needs rectifying. It is black and white, there is no grey area.

“I’d like to know how an underwriter sees this. If I was an insurer I’d be saying, ‘Fix it, and if you don’t we won’t insure you.’

“There will be an interesting legal debate if one of these buildings burns down.”

The VBA audit began following a devastating fire at the Lacrosse apartments in Melbourne’s Docklands last November.

The blaze travelled rapidly up the exterior due to a flammable cladding that had been imported from China and not tested to Australian safety standards.

The audit has uncovered a number of buildings featuring similar material, including apartments unprotected by sprinklers, plus aged care facilities and hospitals.
